Contract of Sale
On October 15, 1969 Beatrice Hendricks, a widow, entered into a "Contract of Sale" with Catherine Thomas, a single person. Catherine Thomas was to pay to Phoenix Federal Savings and Loan $65 per month at 8 1/2% interest to be deposited in the account of Beatrice Hendricks. I can't tell if the balance on the Contract was $5,000 or $5,300, but either way it would have taken about 10 years to pay off.
Housing & Urban Developement Loan
In March of 1979, the City of Muskogee, thru the Housing and Urban Developement gave out government real estate property rehabilitation loans to low-income families. They called the project 312 Rehabilitation Loan Program. Catherine Thomas received one of these loans on her property, The East 33 1/3 Feet of Lot 5 Block 122 in the City of Muskogee, County of Muskogee.
The property owner had to insure his or her property, with Lincoln Income Fire & Casualty Insurance Company.
1980 - Appearance Property Bail Bond
In 1980, Catherine Thomas was banking with Commericial National Bank & Trust Company. She wrote a hot check to east-side Safeway Grocery. She was prosecuted for check fraud. She used her property, the East 33 1/3 Feet of Lot 5 Block 122, as a Appearance property bail bond to be released from jail. I called Safeway Grocery, now Homeland Grocery. I spoke to the corporate office in Oklahoma City. The check from 1979 was still active and in their computer system
in 1993. PHONE--1-800-522-8281 FAX NUMBER--405-557-5600
Completion of Contract of Sale
Then in 1981 Beatrice Hendricks deeded the property to Catherine Thomas, presumably as a result of full payment and completion of the Contract of Sale.
1987 - Appearance Property Bail Bond
Then, in August of 1987 Catherine Thomas pledged this property as an Appearance Bond on behalf of Osborne Thomas Jr., who was arrested for forgery, (kind of ironic). This bond was then released on May 24th, 1993.
Homer D. Self Family Trust
Then, December 2, 1996 The East 33 1/3 Feet of Lot 5 Block 122 was sold to Homer D. Self Family Trust. According to the title search by Pioneer Abstract & Title Company, this is the last transaction on this property to October 19, 2005, so title is still in Homer D. Self.
